General Rules of Use By confirming your reservation, you agree to these rules and the Terms of Use available on our website and Airbnb. Below are the main points governing your stay: 1. Identification and Access 1.1 Information at the time of booking: The number of guests (people and pets) must be correctly provided when making the reservation for evaluation, planning, and pricing of the stay. 1.2 Mandatory Documentation: All guests, including children, must present a valid ID to enter the property or condominium. Without this documentation, check-in will not be permitted. 1.3 Visitors: The entry of visitors must be pre-approved by the host. The presence of unauthorized persons will result in a fine of R$ 300.00 per additional person for every 5 hours of stay in the property. 1.4 Condominium Rules: It is mandatory to respect the regulations of the condominium where the property is located. Non-compliance may result in fines and/or cancellation of the stay. 2. Safety and Responsibility 2.1 Accident Prevention: Ensure that all electronic devices are turned off and that doors and windows are closed when leaving the property. 2.2 Responsibility for Valuables: Moments Stays is not responsible for personal items left in the property or common areas. We recommend keeping valuables in a safe place. 2.3 Property Damage: Any damage caused to the property, decorative items, or equipment will be charged directly to the responsible guest. 3. Check-in, Check-out, and Stay Duration 3.1 Schedule: Check-in: From 2:00 PM. Check-out: By 11:00 AM. 3.2 Late Check-out Penalty: 20% of the total reservation amount will be charged per additional hour, with extra fees applied if it affects future reservations. 3.3 Noise and Community Rules: Respect the Quiet Hours Law and the condominium rules. Each formal complaint will result in a fine of 20% of the total reservation amount. 4. Pet Policy 4.1 Pet Limit: We accept small dogs (up to 10kg) with a friendly temperament. A maximum of 1 pet per reservation is allowed. 4.2 Requirements: The owner must ensure that the pet is vaccinated and free of parasites. It is not allowed to use household items for the pet’s comfort or cleaning. 4.3 Restricted Areas: Pets are not allowed in the communal pool and must remain on a leash in the condominium's common areas. 4.4 Responsibility: Any damage or incidents caused by the pet are the owner's responsibility, with a fine of R$ 300.00 for non-compliance. 5. Property Setup and Furniture 5.1 Furniture and Decoration: Do not change the original arrangement of furniture, cabinets, or decorative items. Any damage or modifications will be charged. 5.2 Equipment: Electronics and decorative items must not be moved to other rooms or outdoor areas. 5.3 Drying Clothes: Do not hang clothes or items in visible areas of the facade, balconies, or windows, respecting the property's aesthetics. 6. Linen and Amenities 6.1 Linen Change: Changes will occur every 4 nights. Additional requests will incur extra charges. 6.2 Usage Rules: Do not use linen items (towels, sheets, blankets) for purposes other than their intended use. 7. Energy Consumption 7.1 Additional Charge: Electricity is charged separately based on the meter reading. The rate is R$ 1.10 per kWh consumed, with records taken at check-in and check-out. 8. Fines for Violations 8.1 Violations of Condominium Rules: May result in fines or cancellation of the stay, as well as additional financial liabilities. 8.2 Disturbance of Order: Penalties will apply in cases of formal complaints from neighbors or the condominium. 9. Additional Services 9.1 Bands and Musicians: Hiring bands or musicians must be pre-approved by the host. Unauthorized services will result in a fine of R$ 300.00 per day. 9.2 Cleaning and Maintenance: Extra services must be requested in advance and are subject to availability. 10. Community and Experience 10.1 Good Neighbor Rules: Respect the neighbors and keep the environment clean and organized. 11. Security Deposit 11.1 Mandatory Payment: A security deposit is required at check-in, which will be held until the end of the stay. The deposit amount is R$ 2,000.00. 11.2 Purpose: The deposit covers: Any damages to the property, furniture, decor, or equipment. Payment of consumption items, such as electricity, calculated based on usage during the stay. 11.3 Refund: The full amount will be refunded within 48 hours after check-out, minus any consumption or repair costs, if applicable. 11.4 Deductions: If damages, violations, or unpaid consumption charges are found, the corresponding amount will be deducted from the deposit. If the costs exceed the deposit amount, the guest is responsible for paying the difference.
