By confirming your reservation, you agree to these rules and to the Terms of Use available on our website and on Airbnb. Below are the main points governing your stay:
1. Identification and Access
1.1 Information at the time of booking: The number of guests (people and pets) must be correctly filled out when making the reservation for proper evaluation, planning, and pricing.
1.2 Required Documentation: All guests, including children, must present valid identification upon arrival to access the property or condominium. Without this documentation, check-in will not be allowed.
1.3 Visitors: Visitors must be authorized in advance by the host. Unauthorized persons will incur a fine of R$ 300.00 per additional person for every 5 hours of stay.
1.4 Condominium Rules: Guests must respect the condominium rules where the property is located. Failure to comply may result in fines and/or cancellation of the stay.
2. Safety and Responsibility
2.1 Accident Prevention: Make sure to turn off all electronic devices and close doors and windows when leaving the property.
2.2 Responsibility for Valuables: Moments Stays is not responsible for personal belongings left in the property or common areas. We recommend storing valuables in a safe place.
2.3 Damage to the Property: Any damage caused to the property, decorative items, or equipment will be charged directly to the responsible party.
3. Check-in, Check-out, and Stay
3.1 Times:
Check-in: From 2:00 PM
Check-out: By 11:00 AM
3.2 Late Check-out Penalty: 20% of the total reservation value per additional hour, with extra charges if future bookings are impacted.
3.3 Noise and Conduct: Respect quiet hours and condominium rules. Each formal complaint will result in a fine of 20% of the total reservation value.
4. Pet Policy
4.1 Pet Limit: We accept small dogs (up to 10kg) with a friendly temperament. Maximum of 1 pet per reservation.
4.2 Requirements: Owners must ensure that the pet is vaccinated and free of parasites. Property items may not be used for the pet’s comfort or hygiene.
4.3 Restricted Areas: Pets are not allowed in the shared pool and must remain on a leash in common areas of the condominium.
4.4 Responsibility: Any damage or incidents caused by the pet are the owner's responsibility, with a R$ 300.00 fine for violations of the pet policy.
5. House Setup and Furniture
5.1 Furniture and Decor: Do not change the original setup of furniture, cabinets, or decorative items. Damages or alterations will be charged.
5.2 Equipment: Electronic and decorative items must not be moved to other rooms or outside.
5.3 Clothes Drying: Do not hang clothes or other items in visible areas such as facades, balconies, or windows, in respect of the property’s appearance.
6. Linens and Amenities
6.1 Linen Change: Changes will be made every 4 nights. Extra requests will be charged.
6.2 Usage Rules: Do not use linen items (towels, sheets, blankets) for purposes other than intended.
7. Electricity Consumption
7.1 Additional Charge: Electricity is charged separately, based on usage recorded on the electric meter. The rate is R$ 1.10 per kWh consumed, with readings taken at check-in and check-out.
8. Fines for Violations
8.1 Condominium Rule Violations: May result in fines or cancellation of the stay, in addition to other financial losses.
8.2 Disturbance: Penalties will be applied in the event of formal complaints from neighbors or the condominium.
9. Extra Services and Hires
9.1 Bands and Musicians: Hiring entertainment must be pre-approved by the host. Unauthorized services will incur a fine of R$ 300.00 per day.
9.2 Cleaning and Maintenance: Extra services must be requested in advance and are subject to availability.
10. Coexistence and Experience
10.1 Respectful Coexistence: Be courteous with neighbors and keep the space clean and organized.
11. Security Deposit
11.1 A security deposit is required at check-in, which will be held until the end of the stay. The deposit amount is: R$ 2,000.00
11.2 Purpose: The deposit will cover:
Any damage to the property, furniture, decor, or equipment
Utility consumption, such as electricity, based on readings taken during the stay
11.3 Refund: The full amount will be refunded within 48 hours after check-out, minus any applicable charges for damage or consumption.
11.4 Deductions: If any damage, violations, or unpaid consumption is identified, the corresponding amount will be deducted from the deposit. If costs exceed the deposit amount, the guest will be responsible for paying the difference.
