You have exclusive (not shared) access throughout the house. The beach is in front of the condominium, and access to it is through an exclusive garden (shared with five other units) or a side street. There is one private garage and an additional parking space on the street.

By confirming your reservation, you agree to these rules and the Terms of Use available on our website and other platforms.
Below are the main points governing your stay:
SUBJECT MATTER
This AGREEMENT concerns the seasonal rental of the property managed by MOMENTS STAYS for you.
The properties listed on the website are residential, without hotel characteristics, and comply with the rules of the seasonal rental law.
You acknowledge the local rules, neighborhood regulations, and municipal, state, and federal laws, and agree to comply with them, especially regarding "disturbance of the peace laws".
You also acknowledge the rules of the condominium where the property is located and agree to comply with them.
You must return the property and its contents in the same condition in which they were delivered.
Any infraction or damage to the property or its contents will be your responsibility, with repair costs charged in advance, according to the estimate, in addition to fines established herein.
IDENTIFICATION AND ACCESS
Information at the time of booking: The number of guests (people and pets) must be duly filled in at the time of booking for evaluation, planning and pricing of the accommodation. The reservation is your responsibility and cannot be made for third parties.
Required Documentation: In addition to you, all invited guests, including children, must present a valid identification document to enter the property or condominium. Without this documentation, check-in will not be allowed.
Visitors: The entry of visitors must be previously authorized by the host. The presence of unauthorized persons will incur a fine of R$ 300.00 per additional person for each hour of stay on the property.
You authorize the storage of the following information:
Full name
Date of birth
Identity card or passport number
CPF (Brazilian tax identification number)
Full address
Phone number and email address
Check-in and check-out times
Names and identification documents of other guests.
WEB CHECK-IN
To ensure the correct planning of your stay, it is mandatory to complete the pre-check-in form (Web Check-in) within the following deadlines, counted from the confirmation of the reservation:
Reservations made more than 30 days in advance: the form must be completed within 48 hours of reservation confirmation.
Reservations made less than 30 days in advance: the form must be completed within 24 hours of reservation confirmation.
Reservations made less than 7 days in advance: the form must be completed within 1 hour of reservation confirmation.
Extra Services: No extra or additional services not previously described are offered, except in special cases expressly pre-approved by the administration before check-in.
SAFETY AND LIABILITY
Accident Prevention: Be sure to turn off all electronic equipment and close doors and windows when leaving the property.
Responsibility for Valuables: You are responsible for your personal belongings. Do not leave personal items in common areas or with the property open. We recommend that you store valuables in a safe place.
Property Damage: Any damage caused to the property, decorative items or equipment will be charged directly to the responsible party.
Child and Elderly Safety: Children and the elderly must be supervised by an adult at all times while using the pool.
External Security Camera: External cameras, visible and marked, installed in the area for security purposes only. There are no cameras in internal areas of the property!
CHECK-IN, CHECK-OUT AND STAY
Hours:
Check-in: From 2 PM.
Check-out: Until 11 AM.
IMPORTANT: Check-in is done via self check-in, without a staff member present on site.
Regarding early check-in: If the request is made after this time, and we have availability (property prepared and staff to perform the check-in), the request will follow the following commercial rule:
- Check-in between 8 AM and 11 AM, 30% of the daily rate;
- Between 5 AM and 8 AM, 50% of the daily rate;
- Before 5 AM, payment of an additional daily rate.
Regarding late check-out: If you request an extended check-out time, and it is available, the following commercial policy applies:
- Until 5 PM, 30% of the daily rate will be charged;
- Until 8 PM, 50% of the daily rate will be charged;
- After 8 PM, an additional daily rate will be charged.
Penalty for Overstaying: 20% of the total daily rate per additional hour, with extra charges if it impacts future reservations.
CANCELLATIONS AND CHANGES
Cancellation policies before the scheduled check-in date will follow the conditions provided for each property at the time of booking. You are responsible for reading this information before booking the property.
In case of cancellation or no-show on the scheduled check-in date (or after it), there will be no refund of any amounts paid. Similarly, there will be no refund of the rent if you decide to leave the property before the agreed date.
Changes to reservation dates will only be permitted with prior written confirmation from Moments Stays, and Moments Stays is NOT obligated to accept such a request.
Changes involving the addition of guests exceeding the number specified at the time of booking may incur an extra charge per person per day, payable before check-in.
PET POLICY
Small pets (up to 10kg) with up-to-date vaccinations and a friendly temperament are allowed, subject to prior request.
Maximum of 1 pet (for every 2 booked rooms), respecting proportion to the size of the rented property, with an additional fee of R$ 60.00 per day per pet to be included in the total reservation amount.
Special cases not meeting the above rule may be evaluated. If authorized, a special deposit of R$ 5,000.00 will be charged to cover any damages or additional expenses related to the pet stay.
This deposit must be paid in full 3 days before check-in and will be returned after check-out inspection, provided there is no damage or need for additional cleaning.
Requirements: You must ensure the animal is vaccinated and free from parasites. Use of items from the property for pet comfort or cleaning is not allowed.
Restricted areas: Pets are not allowed in communal pools and must remain on a leash in shared condominium areas.
Responsibility: Any infractions or damages caused by the pet are your responsibility, with a fine of R$ 500.00 per event identified, plus any costs for repairs or replacements.
HOUSE CONFIGURATION, FURNITURE AND OTHER ITEMS
Furniture and Decoration: Do not alter the original configuration of furniture, cabinets or decorative items. Damage or alterations will be charged.
Equipment: Electronic and decorative items should not be moved to other rooms or outdoor areas.
Responsibility: Any damage or incidents are your responsibility, with a fine of R$ 500.00 per identified event, plus any costs for repairs or replacements.
Broken or damaged items: During your stay, the property and all items contained therein are your responsibility. If any damage or breakage is caused by human action, you will be responsible for the costs of replacement or repair, including any shipping expenses for replacing the item.
LINENS, AMENITIES AND CONSUMABLE ITEMS
LINENS INCLUDED:
1 bath towel per adult or child guest, 1 pool towel per room or suite and bed linen for the suites booked.
Linen Usage Rules: Do not use linen items (towels, sheets, blankets) for purposes other than those intended.
COMPLIMENTARY LINEN EXCHANGE
Reservations of 7 nights will be entitled to a complimentary linen exchange, carried out on the third or fourth day of stay, subject to prior scheduling with the service team.
ADDITIONAL USE OF LINENS
If the guest requests or uses additional linens not included in the complimentary exchange or not previously provided as a bonus by the service team, the corresponding amount will be charged at the end of the stay, according to the current price list.
EXTRA LINEN EXCHANGE:
Linen exchanges will incur an extra cost of R$ 80.00 (eighty reais) for a double bed set (items for 1 double bed, for two people) and R$ 40.00 (forty reais) for a single bed set (items for 1 person).
Example: The room has 1 double bed (bed linens, 1 floor towel, 1 face towel, two bath towels) = R$ 80.00
Example: The room has 1 double bed and 1 single bed = R$ 120.00
Example: The room has 1 double bed and two single beds = R$ 160.00
Important: No housekeeper is authorized to release linen items to guests. For extra requests, please ask the service team for the cost list.
AMENITIES INCLUDED:
Included in your stay at check-in: 1 water, 1 detergent, 2 toilet paper rolls per bathroom, 1 sponge, garbage bag, 1 bath kit per suite (1 35ml bottle of shampoo + 1 35ml bottle of conditioner + 1 20g bar of soap).
Important: For additional requests, please ask the cost table from the customer service team.
ENERGY CONSUMPTION
Additional Charge: Electricity is charged separately, based on consumption registered on the electricity meter. The cost is R$ 1.10 per kWh consumed, with readings taken at check-in and check-out, and must be paid within 24 hours of leaving the property.
RULES AND LEGISLATION
Violations of the Condominium Regulations: May result in fines or cancellation of the stay, in addition to additional financial losses.
Silence and Coexistence: Respect the Noise Law.
Disturbance of the Peace: Penalties will be applied in cases of formal complaints from neighbors or the condominium.
Drying Clothes: Do not hang clothes or items in any area of the facade, or visible from balconies or windows, respecting the aesthetics of the property and condominium.
Responsibility: Each formal complaint will result in a fine of 20% of the total reservation value.
HIRING, EXTRA SERVICES AND EVENTS
Hiring: The hiring of any outsourced extra service must be previously authorized by the host.
Band, Musicians and other attractions: If these hires are only for the guests of the property, they will be subject to analysis and prior authorization by the host. If they involve additional guests or multiple suppliers, they will fall into the category of events and will be subject to a project, additional budget, and prior authorization by the host.
Cleaning and Maintenance: Extra services must be requested in advance and are subject to availability.
Responsibility: Hiring additional services without prior authorization will be subject to a fine of R$ 500.00 per day that the unauthorized service is identified. In the case of unauthorized events, a fine of R$ 5,000.00 per hour of the event will be applied, in addition to the costs necessary for repairs or replacements resulting from damage, incidents caused, and other infractions.
EXCESSIVE WASTE, IMPROPER DISPOSAL, OR POOR MAINTENANCE
Responsibility for Disposal: Guests must dispose of waste properly, using the provided trash cans and respecting the selective disposal guidelines, when applicable.
Prohibition of Improper Disposal: Disposing of waste in inappropriate locations, such as gardens, outdoor areas, floors, or pools, is strictly prohibited and will result in a fine of R$ 300.00 per infraction, in addition to the costs necessary for cleaning or repair.
Maintaining Organization: Guests are responsible for maintaining the property in a reasonably clean and organized condition during their stay and at check-out.
Excessive Disorder: If the property is left in a state of extreme disorder, with a significant accumulation of garbage, misplaced items, or unpleasant odors, an additional fine corresponding to the value of a new cleaning fee will be applied, depending on the extent of the damage and the effort required to restore the property to its original condition.
Excess or Accumulation of Garbage: Excessive accumulation of garbage in the property, when not disposed of appropriately according to the instructions provided at check-in, may result in fines.
USE OF THE SANITARY SEWER SYSTEM
The property uses a biodigester/septic tank for the treatment of sanitary waste, a technology focused on environmental preservation and local sustainability.
It is expressly forbidden to dispose of toilet paper, sanitary napkins, diapers, wet wipes, or any other solid materials in the toilet.
Failure to comply with this rule may cause blockages, damage to the sewer system, negative environmental impacts, and interruptions in the regular use of the property.
Any maintenance, repair, or unclogging costs resulting from improper use will be fully passed on to the guest responsible for the reservation, upon proof by the administration.
There are sufficient and adequate trash cans in all bathrooms of the property for the disposal of the aforementioned items, contributing to the proper functioning of the system and the reduction of environmental impacts in the region.
POOL USAGE RULES
Operating Hours: The private pool may be used in its entirety respecting quiet hours; the communal pool must be used in accordance with condominium rules.
Hygiene: It is mandatory to take a shower before entering the pool to preserve water quality.
Prohibited Items: For your safety, the use of glasses, glass bottles, or other objects that may cause accidents in the pool area is prohibited. Eating inside the pool is also prohibited.
Cleanliness: It is prohibited to discard trash, debris, or objects inside the pool, as well as to use oily products in the water.
Responsibility: If additional cleaning is necessary due to misuse by guests, a fine of R$ 500.00 will be applied for extra maintenance. If it is necessary to empty and dry the pool for repairs or complete cleaning, a fine of R$ 3,000.00 will be applied, in addition to the costs of the necessary maintenance.
Maintenance: Every day during your stay, the pool attendant will check the pool in the early morning and/or early evening. In cases of situations that compromise the safety or quality of the pool, its use may be restricted or temporarily suspended.
IMPORTANT: If you plan to use the private pool at night, you must inform the staff so that the pool attendant can visit at an alternative time.
Communal Pools: These rules and fines may be altered if the impact has been generated in the communal pools. In this case, the condominium will be responsible for determining the penalties.
GARDEN MAINTENANCE
Every day during your stay, the gardener will check the garden in the early morning and/or late afternoon.
NO SMOKING
Smoke-Free Property: Smoking is strictly prohibited inside the property, including bedrooms, bathrooms, and indoor common areas. This rule applies to cigarettes, cigars, cigarillos, hookahs, vaporizers, and any similar devices.
Permitted Outdoor Areas: Smoking is permitted only in designated outdoor areas, when available, provided it does not cause inconvenience to other guests or neighbors.
Penalty for Non-Compliance: If cigarette odor, residue (butts), or signs of smoke are identified inside the property, a fine equivalent to twice the property cleaning fee will be applied, in addition to additional costs for odor elimination or necessary repairs.
Responsibility: The guest is responsible for ensuring compliance with this rule by all occupants of the property.
SECURITY DEPOSIT
A security deposit is required at check-in and will be held until the end of the stay. The deposit amount will be:
Daily rates up to R$ 500 → Deposit of R$ 500
Daily rates between R$ 501 and R$ 1,500 → Deposit of R$ 1,000
Daily rates above R$ 1,501 → Deposit of R$ 2,000
OR 10% of the daily rate, whichever is greater.
Purpose: The deposit is intended to cover:
Any damage to the property, decorative items, furniture, or equipment.
Payment for consumable items, such as electricity, which will be calculated based on consumption recorded during the stay.
Refund: The full amount will be refunded within 48 hours of check-out, less any consumption costs or repair costs, if applicable.
Deductions: If damage, infractions, or unpaid additional consumption are found, the corresponding amount will be deducted from the deposit. If costs exceed the short price, the guest will be responsible for paying the difference.
INCENTIVE FOR GOOD PRACTICES
Recognition for Compliance with Rules: If the guest fully complies with all property rules, keeping the space clean, organized and undamaged, they will be eligible for a coupon:
15% discount on a future stay at any of our properties.
Eligibility Criteria: The discount will be offered upon final verification of the property by the host or cleaning team. The coupon will be sent by email within 48 hours after check-out.
Coupon Validity: The coupon will be valid for 6 months from the date of issue and will be applicable to future bookings made directly through the Moments Stays website or our reservations center.
Conditions: The discount is not cumulative with other promotions and will only be applied to the daily rate, excluding additional fees (cleaning, energy consumption, etc.).
PAYMENT METHODS
The payment methods available for making a reservation are those provided through the booking platform.
If, for any reason beyond our control, the rented property is no longer available, we offer our clients the choice of a similar property or a full refund of all amounts paid. Please note that the refund is processed through the platform where the reservation was made!

A casa da Kyara nos proporcionou excelentes momentos. Impecavelmente limpa, decorada e bem estruturada. Fomos muito bem atendidos e servidos pela dona Maria, que nos alegrou com seu carisma, conhecimento sobre o local, além de suas histórias. A casa é muito gostosa, area para churrasco, piscina! O custo benefício foi bom. Kyara pensa nos detalhes e nos surpreende desde o início da hospedagem. Sempre pronta para ajudar e com ótimas sugestões e orientações. Como observação, os arredores estão em construção, o que nos causou pouco desconforto, com o barulho mas será algo provisório, e para uma casa que aloja até dez pessoas, seria legal mais uma vaga de garagem. Recomendamos essa estadia e consideramos retornar um dia.

Casa Milagres is absolutely gorgeous! I couldn't ask for more as it literally has everything!!! Beautiful interior design, very clean. Each bedroom had it own en-suite and had everything you can expect: place to put your clothes, big mirror, comfortable bed, a/c, great shower, etc. The outdoors is so well panned having a barbecue, a nice deck with many sunbath chairs, a cozy table and high table next to a lil bar and fridge and of course a refreshing pool. Oh! There is also a hammock next to it. It's located next to Sao Miguel Beach which has warm and peaceful waters, great for kids! And the management (Moments Stays) offers a great team that daily prepared our very complete brunch, lunch and appetizers. My family enjoyed a lot and was just the perfect choice for our holidays. Btw, was a great surprise to find all board games that we played at every night. We'll come back for sure!

Casa lindinha, com td que se precisa , incluindo cadeiras de praia. A única reclamação é a parte do corredor ser bastante escura (por ser térreo), mas os quartos dão acesso direto ao pátio/piscina. Maravilha o fato de ser a poucos passos da praia. O serviço pago de cozinheira oferecido foi ótimo, amamos a Linda, super talentosa e querida. Tivemos uma questão com a porta de acesso ao pátio de um quarto, que não estava dando pra fechar e no dia seguinte já veio alguém tentando resolver. Adoramos nossa estadia!

A casa é super linda, bem decorada e tem tudo o que precisamos. Fica bem pertinho da praia e é muito bem pensada em seus espaços, foi muito gostosa nossa hospedagem. As estrelas do lugar são a Tianinha e a Suely, dupla imbatível para fazer a viagem especial. Tianinha faz um camarão, uma lagosta que nao tem explicação. E a Suely manteve a casa super organizada e é muito cuidadosa: quando voltávamos da praia, ela lavava todos os brinquedos sujos de areia do meu filho. A casa nao pode vir sem a dupla rsrsrsrs. A estadia na casa da Kyara foi maravilhosa. A casa acomodou super bem a nossa família (5 adultos e 1 criança) e fomos super bem recebidos e atendidos pela equipe da Kyara. Como íamos em família, contratamos o serviço das funcionárias indicadas pela Kyara. As duas maravilhosas. A Tianinha cozinhou comidas deliciosas e sempre foi solícita e disponível. A Cleide também é uma pessoa ótima e super organizada com limpeza e arrumação. Chegou a arrumar a casa com todo mundo dentro e a gente nem percebia que ela estava fazendo isso. A piscina tem um tamanho ótimo. A casa não é “pé na areia”, ela fica na lateral do prédio que é “frente mar”, mas é super fácil chegar na praia. Recomendo!

Uma verdadeira experiência!! Casa linda, limpa e muito bem decorada! Praticamente pé na areia e na melhor praia da região!!! Vale contratar o serviço de cozinheira que eles oferecem pois foi um grande diferencial! Café da manhã e refeições perfeitos!!! Kyara muito gentil, responde rapidamente e dá ótimas dicas!!! Certamente voltaremos!!!

Casa Mar Milagres foi uma experiência maravilhosa ambiente aconchegante e acolhedor. Kiara sempre muito atenciosa e agradável facilitando toda a estadia com dicas super importantes. A casa é nova o mobiliário de muito bom gosto realmente fiel as fotos e para completar Dona Maria e a Cleide muito atenciosas e acolhedoras deixaram nossa estadia mais confortável e saborosa. Bem próximo a praia com um mar paradisíaco .Certamente será um lugar que recomendo e que voltaremos !

Kyara foi excelente desde o momento da reserva até o check-out. Sempre muito atenciosa e gentil. Dona Maria e Cleide fizeram almoços incríveis e deixaram a casa sempre extremamente limpa. Só tenho a agradecer a receptividade e esperar uma volta em breve. Super recomendo pois minha família e eu tivemos momentos inesquecíveis.

Adoramos nos hospedar na CasaMar! Kyara é uma excelente anfitriã! Extremamente simpática, solícita e gentil. Respondeu prontamente às nossas mensagens e solicitações. Nos deu ótimas dicas sobre a região e ajudou no agendamento de passeios de jangada. A apartamento é ótimo; limpo, muito bem equipado e decorado. Éramos um grupo de 6 adultos e tivemos uma estadia muito confortável. O apartamento é novo, tem uma ótima planta e está equipado com tudo que é necessário. A área externa, com piscina e churrasqueira, e a ótima disposição do espaço, dão a impressão de se estar em uma verdadeira e confortável casa, e não em um apartamento. A CasaMar fica à poucos metros da praia do Riacho, que é lindíssima e muito tranquila. Um extra foi poder contar com a Dona Maria, que preparou um farto café da manhã e saborosas comidinhas. O camarão ao molho, com arroz de coco, estava uma delícia. Fica aqui registrado o nosso muito obrigado pela acolhida que ajudou a tornar a nossa virada de ano muito espe
